Step One : Obtain a general building inspection report from a licensed builder. This report should provide you with invaluable information to undertake any property maintenance works required before placing your property on the market. Ideally allow a three month period to carry out any minor works including the trimming of the garden or if time is tight, then engage a landscaper to upgrade the appearance of your garden.

Step Two : Undertake a major ‘spring clean’ of the interior of the home. Carry out jobs such as replacing washers in leaking taps, high cleaning of cobwebs in and around the cornices and light fittings, dusting above cupboard tops and door jams, etc.

If you want to do as much as possible yourself, here are some handy tips

• Contact your local council to find out when the next major Council clean up is scheduled in your area and if possible plan your clean up to coincide. This will save you money in tip fees.
• Call three Moving companies in your local area for quotes (some providers now do online quotes on their websites).
• Purchase storage boxes and pack away all the bric brac items to declutter your rooms and make them more appealing to the buyer – after all not everyone shares the same taste (this will also save time packing after the sale!).
• Freshly paint walls or wash the walls down with sugar soap to remove built up dust and give them a fresh shine.
• Clean the windows inside and out and replace any broken window panes.
• Remove any mildew from the bathroom ceiling by washing it down with vinegar before commencing a fresh coat of paint and scrub away the mould on the wall and floor tiles (industrial strength products works well too!).
• Steam clean the carpets throughout.
• High pressure wash hard surfaces around the property such as the driveway, pathway, patio, etc. (You can hire an industrial gernie from hardware stores or commercial tools for trades people).
• Clean the roof gutters of all twigs and leaves.
• Check for cracks in the roof tiles and cracked ridge capping will require professional remediation.
• Check for fungal growth on the south side of the property and remove it with a bleach based product.
• Check in the roof cavity for any rodent traffic and industry vacuum clean the build up of dust.
• Tidy up the garage and clean any stains off the concrete floor (and the driveway).
• Schedule a routine pool maintenance and conduct necessary repairs.
• Check the safety door to the pool area is functioning correctly.
• Clean the garbage and recycling bins. (Check the local paper for anyone providing this service if you can’t handle it yourself.)
• Make other arrangements with your furry pets during the open house inspection times - take your pet for a walk or have them stay at your neighbours or family's place.
• Check the condition of the property fencing and carry out any minor repairs required.
• Conduct an OH&S inspection of your property and inform the agent of any safety issues such as asbestos material (refer to the Ur Property ethics page).
